The subject is a 191.505-acre lifestyle farm located on both sides of Ridge Road 2.7 miles east of Hooversville in Shade Township, Somerset County.

The house and barn are on opposite sides of Ridge Road, which is not ideal, but Ridge Road is not a heavily traveled road.

The subject appears to have 3 on-site wells with 2 on the barn side of the road and 1 on the house side of the road. The subject has an on-site septic system that appears to be a conventional system. There is an area that has what appears to be an overgrown farm pond, which could possibly be renovated. 

The deed indicates there is an oil and gas lease signed in 1971, and coal rights were purchased by Puritan Coal. 

There is a buried General Telephone Company telephone cable on the property.

The subject is 191.505 acres. There are about 100 tillable acres which is 52% of the total. There is some other open land which is identified as mine spoil land which may have been tillable in the past but now has very low productivity and is more suited for pasture. The remaining land includes about 40 pasture acres, 47 wooded acres, about 4 acres of building site and curtilage.

The tillable soils include Rayne Gilpin, Ernest and Dekalb Hazleton Series with almost entirely 3-8% slopes. The soil productivity of the tillable land is estimated at .77 compared to the best county soils.

The property is in a rural area. The rural nature of the area and general topography of the subject would limit the potential for alternate uses. There is some pressure on land values from out of area buyers from higher priced areas of the state. These buyers are seeking room for expansion or seasonal use/recreational properties.
